										<content:encoded><![CDATA[<p>Saudi Arabia is in the midst of a building boom, with developments springing up across the kingdom. In common with other countries in the region, an increasing number of projects now celebrate Arabic heritage, architecture and culture, yet other design philosophies remain influential throughout the Saudi built environment.</p>
<p>Among these, the Japanese design approach has become an increasingly prominent framework. Characterised by clarity of intent, formal simplicity and sophisticated restraint, the philosophy values coherence, efficiency and contextual sensitivity over expressive excess. These principles are evident in some of Saudi Arabia’s most ambitious projects, where clear vision, rigorous execution and resilience to environmental and urban conditions are shaping more sustainable and enduring models of vertical urbanity and iconic development.</p>
<p>Importantly, the intent and simplicity emphasised by the Japanese approach is finding favour with key developers active in Saudi Arabia, who apply it to ensure that every detail has a purpose and every element belongs to its context. This philosophy embeds traditional aesthetics such as minimalism and harmony with nature – and in a region undergoing rapid urban growth, this disciplined methodology delivers architecture that performs technically and respects the country’s cultural identity.</p>

<p>Projects such as Tadawul Tower in Riyadh, designed by Nikken Sekkei and developed and managed by Tadawul Real Estate Company, showcase Japanese principles translated into practice. Responding to the stringent urban design guidelines of the King Abdullah Financial District (KAFD), Tadawul Tower establishes a distinct architectural identity through its faceted, crystalline geometry, which not only complies with prescribed parameters but also operates as an environmental mediator. The crystal-shaped form carefully calibrates solar exposure in response to local climatic conditions, demonstrating how formal articulation can be directly linked to performance.</p>
<p>These guidelines, known as the ‘facetted form’, abstract Riyadh’s natural wadis and fuse them with Islamic geometric principles. The design team behind Tadawul Tower reinterpreted this concept through the lens of Japanese culture as ‘origami’, creating a crystalline exterior form that appears as if a single sheet of glass were folded, with interior spaces organised as a corresponding polyhedral composition. Complementing this approach, horizontal louvres and high-performance glazing mitigate heat gain, while a strategically positioned internal void introduces natural daylight and fosters a sense of spatial calm. These elements are integral to the building’s environmental strategy, enhancing energy efficiency and occupant comfort rather than functioning as applied ornamentation. In contrast to many surrounding developments, the project embodies sophisticated restraint, relying on precisely angled surfaces to achieve an understated yet highly integrated presence within its urban context.</p>

<p>It should be noted that Middle Eastern applications of the Japanese principles of clarity, simplicity and harmony with nature are not new. Another Nikken Sekkei project, the Islamic Development Bank Headquarters Building was completed in 1993 and reflected a thorough understanding of the local climate, culture and religion, as well as spatial concepts and customs unique to Islamic architecture.<span class="Apple-converted-space"> </span></p>
<p>Looking to the future, it is certain that one fundamental will remain: regardless of the overarching architectural approach, the region’s successful buildings will be contextually responsive – only then can they balance environmental performance, human experience and enduring urban value.</p>

<p data-start="703" data-end="1498">The design reflects a fusion of Manhattan’s confident forms and the disciplined elegance of Japanese architecture, interpreted by Nikken Sekkei’s Dubai studio to produce a structure that is globally ambitious yet culturally sensitive.</p>
<p data-start="703" data-end="1498">“Trump Tower Dubai blends bold geometry with crafted detail to create a landmark that is both visually striking and functionally refined. The design draws on the confident forms of Manhattan and the architectural discipline of Japan, reflecting our commitment to proportion, restraint and long-term value. <p data-start="1500" data-end="2067">Finished in graffiti grey with rounded corners and golden accents, the façade evokes a sense of understated luxury, while a subtle zigzag motif pays homage to the original Trump Tower in New York. The crown of the tower opens into a series of indoor and outdoor spaces that cascade above the city, offering residents what the design team describes as “luxury above clouds” with panoramic views and a rare sense of openness. Every proportion and detail has been carefully considered to cultivate calm and elevate the experience of living high above the urban bustle.</p>

<p data-start="2069" data-end="2626">Parking is cleverly concealed behind vertical louvers, preserving the façade’s elegance, while a multi-storey car park directly connected to the tower houses a gym, children’s play area and observation deck, ensuring functionality without compromising design.</p>

<p data-start="2628" data-end="2975">Trump Tower Dubai is more than a building; it is a statement of how branded residences can evolve. It demonstrates how luxury can be redefined through proportion, craft and cultural relevance, bringing together form and function, global vision and local authenticity. It is a tower that reflects the values of the city it serves while setting a new standard for high-rise living in the region.</p>

Every detail from the careful proportions to the grain of the wood<span class="apple-converted-space"> </span>will reflect<span class="apple-converted-space"> </span>a balance of precision, tradition, and contemporary expression.</p>

<p data-start="1645" data-end="1816">At the entrance, an Ikebana arrangement by the Sōgetsu school<span class="apple-converted-space"> </span>will welcome<span class="apple-converted-space"> </span>visitors with a living gesture of harmony,<span class="apple-converted-space"> </span>setting<span class="apple-converted-space"> </span>the tone for the experience within.</p>

<p data-start="1818" data-end="2134">Inside, the space<span class="apple-converted-space"> </span>will unfold<span class="apple-converted-space"> </span>into a cultural encounter enhanced by graphic and architectural elements<span class="apple-converted-space"> </span>curated<span class="apple-converted-space"> </span>by Abjad Design,<span class="apple-converted-space"> </span>blending<span class="apple-converted-space"> </span>poetry and form.<span class="apple-converted-space"> </span>Chatai will embody<span class="apple-converted-space"> </span>the Japanese spirit of<span class="apple-converted-space"> </span><em data-start="2030" data-end="2042">Omotenashi</em>, where hospitality, craftsmanship, and subtle beauty<span class="apple-converted-space"> </span>will meet<span class="apple-converted-space"> </span>in quiet conversation.</p>

<p>One Za’abeel’s commitment to sustainability is evident in every facet of its design and operation. Electric vehicle charge points, a condensate water collection system from AC units for irrigation, and a unique façade system to reduce heat gains are just a few of the sustainable initiatives in place.</p>
<p>One Za&#8217;abeel&#8217;s efforts to conserve energy and water, use green materials and prioritise user health and well-being earned it the prestigious LEED Gold certification in December 2023. Additionally, the development was named ‘Sustainable Residential Development’ and a ‘Five Star Winner’ for ‘Sustainable Commercial Development of the Year’ at the 2023 MENA International Property Awards.</p>
<p>Achieving such high standards of sustainability requires collaboration with experts in the field. WSP ME, the sustainability consultant for One Za’abeel, played a crucial role in integrating sustainable practices into the development. Its expertise ensures that One Za’abeel not only meets, but exceeds international standards for eco-friendly design and operation.</p>
<p>One Za’abeel’s approach to energy management is both comprehensive and forward-thinking. The installation of an extensive electricity and cooling metering network allows for the measurement and management of 100% of energy consumption. This system enables the continuous monitoring and optimisation of energy use, ensuring that the development remains efficient and sustainable over the long term.</p>

<p>At the heart of One Za’abeel&#8217;s design is the vision of creating a landmark that embodies both the rich heritage and the progressive spirit of Dubai. Chief Architect Koko Nakamura and Dr. Fadi Jabri, CEO of Nikken Sekkei Dubai, have meticulously crafted a structure that speaks volumes about the city&#8217;s ambition and elegance. Their design philosophy centres on creating spaces that are not only visually striking but also functionally superior, reflecting the concept of &#8216;iki&#8217; (粋/い) &#8211; subdued beauty in Japanese.</p>
<p>One of the most captivating features of One Za’abeel is its unique façade lining, particularly evident in The Link. This element casts intricate shadows into the interiors of the F&amp;B outlets, creating a dynamic interplay of light and shadow that enhances the dining experience. The façade is not just an aesthetic element but a functional one, reducing heat gains and minimising the demand for cooling energy. The entire space hosts eight restaurants and bars, including Tapasake – the home of the world’s longest suspended infinity pool.</p>

<p>The Link, holding the Guinness World Record for the “Longest Cantilevered Building,” is a marvel of modern engineering. This awe-inspiring structure connects the dual skyscrapers of One Za’abeel The Residences and One Za’abeel Tower, 100 meters above the ground. The steel and glass structure of The Link is not only powerful and elegant but also a symbol of Dubai’s innovative spirit. Standing at the entrance to the city’s Central Business District it creates an image of a gateway to Dubai, especially as the first landmark visible when leaving the Dubai International airport.</p>

<p>The design language of One Za’abeel is a masterful blend of traditional and modern elements. Traditional gable roofs and dynamic façades with slanted elements pay homage to historical structures, while trapezoid windows and a slatted upper structure add a contemporary touch. The verticality and linearity in the design create a sense of floating between worlds, offering a unique spatial experience that changes with the viewer’s perspective.</p>

<p>The architects designed the building with movement and flow in mind, highlighting connectivity as its core principle. Wide, open spaces and step-free access ensure ease of navigation, while wide hallways and elevators enhance accessibility. This thoughtful design ensures that residents and visitors can move seamlessly through the development, experiencing the luxury and comfort that One Za’abeel promises.</p>

										<content:encoded><![CDATA[<p>Nestled in the dynamic business district of Yaesu, which has evolved from a historic logistics hub in the Edo era to one of the most promising redevelopment areas in Japan, Yanmar Tokyo not only bridges the bustling Tokyo Station and the vibrant Yaesu area but also serves as a global branding hub for Yanmar, a leader in technology for food production and energy conversion. The building’s façade, facing Tokyo Station, features pipe louvres that evoke the image of a ship setting sail. The ground-level façade mimics the bow of a ship, while the upper levels resemble a sail. This bold design prioritises purity, symbolism and autonomy, perfectly aligning with the site’s corner location and the intersection it faces. The design draws inspiration from Yaesu’s history as a canal-based logistics hub and Yanmar’s maritime heritage, creating a powerful and iconic statement.</p>

<p>The building’s south exterior wall boasts an impressive 800-square metre pipe louvre greening system, visible from the office’s common areas and neighbouring buildings. This green wall, along with the three-storey atrium’s hydroponic louvered greenery, creates a biophilic public space – a rarity in the vicinity of Tokyo Station. The atrium’s circadian LED lighting changes colour temperature throughout the day, enhancing the natural environment and encouraging people to linger in this bustling urban oasis. Natural materials like wood flooring and ceiling louvres further emphasise Yanmar’s connection to the earth.</p>
<p>Reflecting Yanmar’s deep appreciation for rice farming in Japan, the building features a gallery on the first floor and a restaurant on the second floor, which both highlight rice and agriculture. The atrium’s continuous bustling atmosphere, which carries from the basement to the second floor, serves as a vibrant expression of the Yanmar brand. The entrance and elevator hall on the B1 floor offer views of the atrium, allowing employees to experience the dynamic light effects and activities as they enter and leave the office.</p>

<p>Yanmar Tokyo is a living showroom, incorporating a wide range of energy-saving and high-efficiency Yanmar products. The building features a cogeneration system using gas engine generators and a radiant heating and cooling system with high-efficiency gas heat pump air conditioners, achieving high BCP and environmental performance. Advanced technologies for disaster prevention, environmental sustainability and living comfort include mid-storey seismic isolation for office floors, a public plaza on the B1 floor for temporary evacuation, wall solar panels, wind power generation and a natural ventilation system with a perforated panel ceiling.</p>
